Non-destructive testing & building assessment

Know what the steel inside your concrete is doing.

ABTS measures corrosion in pool shells, balconies, slabs, columns and garages with minimal disruption to the structure. You get a clear report your engineer and your board can act on: where corrosion is active, how far it has spread, and what will stop it.

Illustrative data. On a real survey, readings are taken on a measured grid after confirming the rebar is electrically continuous, then confirmed with chloride and carbonation results.

What we do

How ABTS helps

Concrete repairs that skip the root cause often fail again. We confirm why the concrete is cracking and spalling, then help you choose the fix that fits the structure and the budget.

Assess

Corrosion condition assessments

Field and lab testing that confirms whether corrosion is causing the damage, finds it where damage hasn't shown yet, and estimates how it will progress.

Sounding · Half-cell · Continuity · Chloride · Carbonation

Cathodic protection design support

Layouts and drawings for galvanic and impressed-current systems that stop corrosion in place, prepared with your engineer of record.

Anode layout · Zoning · Test stations
Verify

Inspection, commissioning & monitoring

Quality checks during installation, testing at start-up, and scheduled monitoring so the system keeps protecting the steel.

Consulting & training

Second opinions on repair scopes and specifications, training for owners and staff, and technical or expert witness support.

Scope review · Training · Expert support

Each test answers a different question. Together they show whether corrosion is active, why it started, and what will stop it. Test openings are small and patched when we finish.

Every project follows the same six steps, so you know what happens next and what it costs before work starts.

  1. Document review

    Drawings, previous reports, repair history.

  2. Site visit

We walk the structure and agree on test areas.

  3. Fixed proposal

Clear scope and one lump-sum price, including time, expenses and tax.

  4. Field testing

Minimal disruption. Openings patched when we finish.

  5. Lab analysis

    Chloride, carbonation and resistivity results.

  6. Report

Findings, prognosis and recommended repairs or protection.

Sample layout

Coastal air, pool chemicals, leaks and age push chlorides and carbonation toward the steel. These are the structures we test most often.

Pool shells & spas

Constant moisture and pool chemicals, often above occupied rooms.

Continuity · Half-cell · Chloride

Balconies & slab edges

Salt air and ponding water reach the shallowest steel first.

Sounding · Half-cell · Chloride

Parking garages

Chlorides carried in on vehicles collect on decks and column bases.

Sounding · Half-cell · Resistivity

Roof slabs

Leaks and condensation under AC units keep the concrete wet.

Visual · Half-cell · Carbonation

Columns, beams & girders

Thin cover and cracks let contaminants reach the main bars.

Visual · Continuity · Chloride

Industrial slabs

Process chemicals and washdown water break down floors and foundations.

FL Condominium safety law

Florida requires milestone structural inspections and structural integrity reserve studies (SIRS) for condominium and cooperative buildings with three or more stories once they reach 30 years. Licensed professionals must perform both.

ABTS works alongside your engineer of record and supplies the measured corrosion data behind their findings, repair scope and reserve estimates.

Requirements change. Confirm what applies to your building with your engineer and association counsel.

  • What we provide
  • Corrosion mapping of balconies, slab edges, pool shells and garages
  • Chloride and carbonation results that show how far contamination has reached
  • Repair and protection options with expected service life, for budgeting
