Balconies and slab edges
Salt air and wind-driven rain reach the shallow top and edge steel first. Common trouble spots include railing post pockets, where water collects around embedded posts, slab edges with thin cover, and balconies with tile laid over a cracked topping.
We sound every balcony in the scope, map half-cell potentials on representative ones and take chloride samples, so the repair estimate is based on measured quantities.
Parking garages
In South Florida, coastal garages take salt air, and decks with poor drainage stay wet. In the New York Tri-State Area, de-icing salts carried in on vehicles collect on decks, ramps and column bases. We map delaminations and potentials across the decks, look at joints and drainage areas, and test column bases where water collects.
From test results to a repair plan
Results are grouped by stack, elevation or garage bay, so your engineer and contractor can phase the work, keep units in use, and plan the budget year by year. Where chlorides are high but damage is still limited, galvanic anodes or cathodic protection may cost less over the life of the building than repeated patching.

Do you need access to every balcony?
Sounding works best when we can reach every balcony in the scope. Potential mapping and chloride sampling are done on a representative selection chosen with your engineer.
Can testing reduce our repair costs?
It usually makes them more predictable. Bids based on measured delamination areas and chloride levels leave less room for change orders than bids based on visual estimates.
Can a parking garage stay open during testing?
Usually yes. We work in zones and close a few stalls at a time.
