Pool shell and pool deck corrosion assessment
Condominium and hotel pools are often built on elevated decks above garages, lobbies or units. Constant moisture and pool chemistry push chlorides into the concrete, and a leaking pool can corrode the structure below long before damage shows. We test the shell and the slab around it so repairs are planned before they become emergencies.
- Shell, deck and slab below
- Best done when the pool is drained
- Repair options with service life
Signs it is time to test
- Cracks, hollow-sounding areas or rust stains in the shell, coping or deck
- Water loss the pool equipment cannot explain
- Drips, efflorescence or rust stains on the ceiling below the pool
- Tile or finish that keeps coming loose
- A planned resurfacing or re-tiling: the best time to test, because the shell is exposed
How we test a pool
With the pool drained, we survey the shell for delaminations, confirm the rebar is continuous, map half-cell potentials across the walls and floor, and take chloride samples at depth. Where the pool sits over an occupied space, we also test the slab underside.
Results are tied to a grid of the pool, so they go straight into the repair drawings.
Saltwater pools and chlorides
Salt chlorination systems keep salt dissolved in the pool water, typically around 3,000 ppm. Any leak or constantly wet concrete carries that salt toward the steel, which is why chloride profiles belong in every pool assessment, whatever the sanitizing system.
Repair and protection options
Depending on the results, options range from local patch repairs with embedded galvanic anodes, to resurfacing with a new waterproofing system, to cathodic protection for shells with widespread active corrosion. We present each option with its expected service life, so the board can compare cost per year of service, not just the upfront price.
FAQ
Frequently asked questions
Does the pool need to be drained?
For a full shell survey, yes. If it cannot be drained yet, we can start with the deck and the slab underside to judge how urgent the work is.
How long will the pool be out of service?
Testing is planned around the drain-down so it adds as little time as possible to the closure. We confirm the schedule in the proposal.
Can you test a pool that sits above a garage or units?
Yes. That is where testing matters most, because leaks carry water and chlorides into the structure below. We test both the shell and the slab underside.
